Example: Your garbage disposal is not working and we find a large volume of discarded food or grease inside. This would be charged back to the tenant. Example: Your shower drain is clogged and we find hair in the drain.<\/p>\n<p><strong>Q: How do I reset a garbage disposal?<\/strong><\/p>\n<p><strong>Answer:\u00a0<\/strong>Most garbage disposals have a reset button that can be used to reset the garbage disposal. An allen wrench is needed to reset others. Please make sure to keep your hands out of the garbage disposal at all times and the breaker is off for the disposal.<strong>\u00a0<\/strong><\/p>\n<p><strong>Q: What is a GFI Switch, and how do you reset it?<\/strong><\/p>\n<p><strong>A:\u00a0<\/strong>GFI outlets usually are placed by sinks, hot tubs, bathtubs, spas,\u00a0Jacuzzis or water sources in homes that need an electrical outlet within six feet of the source.\u00a0 If the GFI is tripped, you can lose power to a whole room or part of the house. You can reset the GFI to restore power.\u00a0The GFI outlet has a test button and a reset button. If the outlet is working correctly, you can press the test button and the outlet will be shut down until you press the reset button. Also, check with SDGE at 1-800-611-7343 to see if there are scheduled or reported outages in your area. If there are no scheduled or reported outages, please wait until the next business day to contact your Property Manager unless it is on a Friday or Saturday then you may call the office.<\/p>\n<p><strong>If you have no hot water:<\/strong>\u00a0please wait until the next business day to contact your Property Manager unless it is on a Friday or Saturday then you may call the office.<\/p>\n<p><strong>If your refrigerator is not working properly:<\/strong>\u00a0first unplug the unit and plug it back in securely. Also, most refrigerators air circulates from the freezer, ensure that your food is not blocking your freezer vents and that your freezer is not frozen. You can fix this by unplugging the refrigerator and defrosting your freezer. If it still doesn\u2019t work, please wait until the next business day to contact your Property Manager unless it is on a Friday or Saturday then you may call the office.<\/p>\n<p><strong>Inoperable appliances (stove, microwave, oven, dishwasher, washer\/dryer etc.):<\/strong>\u00a0please wait until the next business day to contact your Property Manager.<\/p>\n<p><strong>If you are locked out of your house:<\/strong>\u00a0please call a locksmith. We do not have access to keys after hours.<\/p>\n<p><strong>Noise complaint:<\/strong>\u00a0either call the police or wait until the next business day to contact your Property Manager.<\/p>\n<p><strong>If you smell gas in your house:<\/strong>\u00a0please contact SDGE at 1-800-411-7343 immediately.<\/p>\n<p><strong>If your toilet is stopped up:<\/strong>\u00a0if you have an alternate restroom to use, please wait until the next business day to contact your Property Manager. If you have only one bathroom, please call the office.<\/p>\n<p><strong>If your garbage disposal is not working:<\/strong>\u00a0Try resetting it first. If that does not work, please wait until the next business day to contact your Property Manager.<\/p>\n<\/div>\n<div id=\"tab_move-out-procedure\" class=\"panel entry-content\" role=\"tabpanel\" aria-labelledby=\"tab-move-out-procedure\">\n<div class=\"container section-title-container\" style=\"margin-top:30px;\"><h3 class=\"section-title section-title-normal\"><b><\/b><span class=\"section-title-main\" >MOVE OUT PROCEDURE<\/span><b><\/b><\/h3><\/div>\n<p>All 30-day notices must be received in writing either in person or by mail. \u00a0\u00a0<\/p>\n<p><strong>30-day notices by telephone<em>\u00a0<\/em><\/strong><em><strong>will not be considered<\/strong><\/em><\/p>\n<p>All keys (unit, mailbox, other) and remotes in your possession must be returned to our office and should not be left in the unit.<\/p>\n<p>If there are keys\/remotes unaccounted for, we will need to re-key the unit and you will be charged for that service.<\/p>\n<p>If the keys\/remotes are not returned to us, you will be held liable for rent until possession of the unit is transferred to Unity Management.<\/p>\n<p>The final month\u2019s rent must be paid in full. If unpaid, a 3-Day Notice to Pay Rent or Quit will be posted. If you do not move out within 3 days or pay the rent and late fees due, you will be evicted. A lawsuit to regain possession will be filed with the Municipal Court and all rents, late fees, court costs, attorney and filing fees will be charged to the tenant(s). This becomes public record and will affect your credit history.<\/p>\n<p>Upon vacating the property, you must remove all personal property. If anything of value is left in the unit, Unity Management must store the items and then dispose of them according to law. Storage fees and any other costs incurred will be charged to the tenant.<\/p>\n<p>Unwanted personal property cannot be left outside or beside the trash container or dumpster for disposal. Unity Management will be charged to dispose of these items and costs will be deducted from your security deposit. Please contact our office for a referral to a hauling company if needed.<\/p>\n<p>The property must be returned to us in the same condition it was rented out. It would be our pleasure to recommend cleaning companies and carpet cleaners.<\/p>\n<p>\u00a0<strong>Security Deposit<\/strong><\/p>\n<p>Security deposits cannot be applied to the last month\u2019s rent!<\/p>\n<p>A final or estimated itemized move-out statement will be mailed to you within 21 days after possession of the property is transferred to Unity Management.<\/p>\n<p>We do not have any automatic charges that post against your security deposit. Examples of some of the possible charges are cleaning, carpet cleaning, painting, damages, and loss of rent, court costs, and attorney\u2019s fees. We expect the unit to be left in the same condition as you received it in the start of your lease.<\/p>\n<p>In the case of multiple tenants, one check will be issued.
